People are already lining up to get into the condo building under construction at Cummings Center
I’ve written a lot of stories about new condo buildings in Beverly over the last couple of decades, and I know not everybody is a big fan of them. But all you have to do is follow the money to see why yet another one is about to open.
The condos at the under-construction Beverly Landing on the Cummings Center campus are now taking “priority reservations,” and over 400 people have signed up. And get this. More than two dozen have paid $5,000 to be among the first to get a look at one of the model units when they’re ready, according to Jessica Jaklitsch, the sales director for Beverly Landing. Yes, $5,000 just to get an early look. You get your money back if you don’t end up buying. But it’s still an indication of how strong the demand is.
“Lots of individuals from Beverly have been waiting for this,” Jaklitsch said.
I got a tour of the building this week from Jaklitsch, Cummings Center General Manager Steve Drohosky and Thomas Skahen of Streamline Communities, a real estate and marketing firm that is working with Cummings Properties on the project. Construction is still at the stage where none of the condos have been built out yet, but Jaklitsch provided these images of what they’ll look like.

Beverly Landing is located on the Balch Street side of Cummings Center, across from the back of Beverly Middle School. It’s five stories tall and there are 60 units. Forty-eight of them are age-restricted, meaning at least one resident has to be 55 or over. Nine of them must be sold as ‘affordable’ units for people with low or moderate incomes.
OK, time for the only thing everyone wants to know. How much? One-bedrooms will be approximately 800 to 900 square feet and start in the mid-$500,000’s. The two-bedrooms will start in the $800,000’s and be 900-2,600 square feet.
Jaklitsch said she’s heard from a lot of people who grew up in Beverly, now live elsewhere, including Florida and Maine, and are looking to return home. Many of them have grandchildren in the Beverly schools, she said. If you live on the Balch Street side, you could look out your window to watch a soccer game across the street.

Cummings Properties built the Elliott Landing condos on their campus nine years ago, and Drohosky said the 73 units sold out within a year. The real estate market is different now, of course, with sky-high prices. But as we said, there still seems to be a lot of demand.
I was told that the steel-and-concrete construction that Cummings Properties is using will make the units at Beverly Landing very quiet. Cummings also plans to serve as the property manager, like it does with Elliott Landing. Drohosky said the company can respond quickly to any problems because it uses its own staff. “If you need a plumber, we have a plumber. He’ll be there in 45 minutes — or 45 seconds.”
Drohosky said they’re hoping people can start moving in during April, May or June in 2026. I asked if there’s still room on the Cummings Center campus for another condo building, and he said no, this will be it. So get in line — and bring five grand if you want to move to the front of the line.

It seems strange that all 73 units at Elliot Landing are sold. Now that it gets dark so early it’s so visible that there are no lights on in several units. Maybe these units are safety boxes in the sky.
